Commissioning Is More Than Testing
Many people think commissioning begins with systems startup.
In reality, the greatest value comes from managing the commissioning process from the earliest stages of design through construction, trade commissioning, functional performance testing, systems integration, training, occupancy and even through the warranty period.
As the Commissioning Provider (CxP), our role is to lead, coordinate, and oversee the commissioning process from start to finish. We work with owners, designers, contractors, trade commissioning agents, and operators to verify that each phase is completed, documented, and ready for the next. While trade commissioning agents are responsible for commissioning and verifying their individual systems, we provide the independent oversight that brings all disciplines together to validate that the building performs as an integrated whole.

There are two discrete roles within the commissioning industry that each provide value. Zenith’s experience and knowledge in commissioning management have made us specialists in the role of Commissioning Provider/Commissioning Authority.
Design-Build Teams
Construction Managers
The CxP (or CxA) provides an independent professional commissioning management service by planning, coordinating, and overseeing the commissioning process to verify that building systems are designed, installed, tested, and perform in accordance with the Owner’s Project Requirements. The CxP develops and implements the commissioning plan, manages commissioning activities, documents and verifies system performance, manages documentation, identifies and tracks Cx issues, and reports overall system performance to the Owner.
Commissioning management = organizing, leading, verifying, and reporting the commissioning process from start to finish.
CxAgs are retained by the contractors as technical specialists responsible for commissioning a specific discipline or system and performing discipline-specific commissioning activities.
Commissioning agents = the technical verification and testing for specific equipment/systems.
